Buying a property to Let is not the same as buying a property for yourself, there are a number of factors that you must take into consideration. We will be able to advise you of the key locations for renting and the rent that you would be able to attain on the property.

Your location is the ultimate factor in achieving the maximum rental income. Environmental factors such as the amount of Companies in the area, employment, amenities, rail links and motorway access as well as schools all play a major role when it come to Letting.

If you have a mortgage on the property you must advise the lender that you are intending to let the property out. There may be stipulations that have to take into consideration, No Students or Benefit Clients.

Properties that have a good turnover are generally one and two bed properties, this is due to the lack of Council properties available for young people and the general price of property the larger property will have a smaller market due to the affordability.

Furnished or part furnished, your property needs to be bright and fresh, you should ensure that there is no clutter. Insert plug in fragrance, keep the property warm to ensure a welcome homely ambience. If you have pride in your property and keep it up to a good standard, tenants will notice and will look after the property for you.

It is important that you realise that the property is for business; therefore you have to be objective about the furnishing and decoration. Tenants will always want to make the property their own. Hence neutral colours are best, as they are both practical and financially viable. Insurance on the property is essential, for both Landlords and Tenants.

As this is a business you will require:

  • Public Liability Cover
  • Buildings and Contents Insurance – please ensure that you are covered for malicious damage to your property
  • We also highly recommend rent guarantee insurance for your tenant

Safety for your Tenants is imperative:

  • You must ensure that smoke alarms and carbon monoxide detectors are fitted and are hard wired
  • All soft furnishings must have a fire regulation tag attached
  • You should ensure that everything in the property is in good working order and not in any way faulty or broken.
  • Gas and Electric safety certificates must be provided a week before Tenant is due to sign the Lease. We can provide this service for you although there is a charge.
  • EPC Certificates are also required by law this should be done at point of marketing the property.
  • Legionnella Risk Assessment tests must now be done for all let properties.
  • Heat detector hard wired in kitchen also needs to be installed

Under the Energy Performance of Buildings Directive (EPBD) all landlords who are seeking a new tenant are liable to make an Energy Performance Certificate (EPC) available to prospective tenants the first time you let your property after the 4th of January 2009. EPC’s are only required for properties that are self-contained and not required when a tenant is renting a room or shared facilities. The EPC will be valid for 10 years.
